Non-Domestic EPCs have been a mandatory legal requirement for the Sale, Rental or Construction of any premises. EPCs are produced using standard methods to enable the energy efficiency of buildings of the same type to be compared — and are regularly used by tenants and potential buyers to make energy comparisons between properties.

A Commercial EPC also comes with a Recommendation Report outlining how the energy performance of the building could be improved. The EPC grades the building from A to G — where A is the best. The average UK building sits between D and E.

a commercial property that has an EPC lower than an E cannot be rented out to new tenants or renewed to existing tenants. From April 2023, MEES will apply to all existing commercial leases.
