The government is introducing an updated EPC assessment process. Here’s what you need to know.

New EPC Rating Process: Introducing RDSAP 10

Starting 15th June 2025, the government is implementing an updated version of the Energy Performance Certificate process, known as RDSAP 10. This advanced software introduces a more comprehensive and detailed survey methodology, resulting in more accurate and reliable EPCs.
These significant changes are designed to produce a more precise evaluation of your property’s energy performance. EPC ratings will now depend more on factual data rather than assumptions — which may influence the final score. If documentation is not available, the assessment may result in a lower EPC rating.

Enhanced Data Collection

Assessors will now gather more specific information, including the dimensions and types of all glazing, heating systems and their efficiencies — supported by evidence such as model numbers, manufacturer data or smart heating controls.

Evidence-Driven Assessment

Home improvements like insulation upgrades or new windows will only be reflected if verifiable evidence is provided. The EPC process now relies much more heavily on documentary proof supplied by homeowners, landlords and agents.

Required When Selling

An EPC must be available to prospective buyers from the moment your property is listed for sale. Estate agents are legally obliged to include it in all marketing materials.

Required When Letting

Landlords must have a valid EPC before any property is marketed for rent. From April 2020, properties must achieve at least a Band E rating under MEES to be legally let.

Required for New Construction

All newly constructed residential properties require an EPC before occupation. Developers must ensure the building meets current energy standards and the certificate is lodged on the national register.

What Does an EPC Tell You?

An EPC grades your home from A (most efficient) to G (least efficient) and includes current energy costs, potential savings, and specific recommendations. The average UK home sits between D and E. A higher rating attracts better tenants and buyers and can increase your property’s value.

How Long is an EPC Valid?

A domestic EPC is valid for 10 years, unless significant energy improvements are made to the property, in which case it is worth getting a new assessment to reflect the improvements and potentially boost your rating.
